A structure aligned with patience
Crestaris Capital currently invests only proprietary capital. The firm does not accept subscriptions, offer fund interests, or manage outside investor accounts through this website. That structure allows the pace of activity to follow the quality of available opportunities rather than a requirement to deploy capital on a fixed schedule.
Flexibility is valuable only when paired with discipline. A broad mandate can invite activity for its own sake. Proprietary capital makes the cost of weak assumptions direct, which reinforces the importance of documented diligence, realistic contingencies, and a willingness to decline opportunities that cannot be understood on acceptable terms.
Selectivity is active work
Passing is not the absence of a process. A well-supported decision not to proceed may require substantial investigation: resolving parcel identity, testing a title path, estimating carrying costs, reviewing local procedure, or determining that an apparent discount is explained by a risk that cannot be controlled.
The value of that work is cumulative. Exception patterns improve future screening. Local process knowledge makes diligence more precise. Post-acquisition experience identifies which pre-acquisition assumptions deserve greater weight. Selectivity becomes a system for learning, not a preference for inactivity.
Decision quality over transaction count
Transaction count can be measured easily, but it is not the same as decision quality. A disciplined process evaluates whether relevant facts were identified, uncertainty was stated honestly, downside was considered, and execution responsibilities were clear before capital was committed.
No process can remove uncertainty from tax liens, tax deeds, or distressed real estate. The objective is to avoid unnecessary uncertainty and to make the remaining risk visible enough to support an informed decision. When the evidence changes, the conclusion should be allowed to change with it.
Independent does not mean isolated
Independent judgement still depends on qualified expertise. Local counsel, title professionals, property specialists, environmental advisers, contractors, brokers, data providers, and public officials may each hold part of the relevant picture. The firm’s responsibility is to integrate that information without outsourcing the final decision.
